Property Market Overview

The condominium market in Cha Am and Hua Hin has seen continued growth in terms of both supply and demand with traditional beachfront locations leading the way. Low-rise and high-rise condominium development projects along Cha-am and Hua Hin areas have extended inland from the traditional frontline beachfront areas out to the hillsides where elevated positions provide sea views or locations ‘close’ to the beach/town centre (within approx 1-3km), additionally their continues to be strong golf course residential developments and the areas surrounding golf courses are continuing to emerge and are being marketed on the basis as being affordable alternatives providing views overlooking golf courses as well.

As all condominium developers search for cliental they continue to target both local Thai and foreign buyers looking at purchasing either a 2nd home / holiday location and or investment opportunity under freehold ownership and are offering many extra inclusions with the units that in years gone by were not seen as standard inclusions such as fully fitted European kitchens, furniture packages and attractive payment terms to entice buyers.

Many medium-end condominium projects are expanding further south to the Pranburi area due to scarcity of beachfront land and the increasing land costs whilst the few condominium projects that have been able to secure land facing the beach/near to the beach with sea views continue to be aimed at the upper middle and high-end luxury market, this again being a reflection of the cost of land having to be passed onto purchasers of the condo’s.

The price of prime vacant land has continued to rise at around 30% to 50 % over the last few years with considerably higher increases for beachfront land and overlooking golf course developments (e.g. vacant land around Black Mountain Golf Course).

Hua Hin Property Market

Many of the older condominiums in Hua Hin located near or on the beachfront offer a number of resale units. These condominiums were built in the 90’s and face the competition of new condominium projects but still demand premium re-sale prices. Given the lack of beachfront land, new developments are often located a few hundred meters away from the sea but offer good sea views and some still have beach access.
